A RENT REVIEW IS A NEGOTIATION
When it's nearly the end of your 5-year tenancy or the time for your Pub's 5-year rent review, you'll notice that your Pub Company's Regional Manager / Business Development Manager is unable to advise about anything or simply does not want to be impartial. That's because they have a budget to achieve!
Do not be fooled by this - get in touch with Paul Hirst at The Pub Rent Reviewer and let's start negotiating a proposal that is fair and has a justified response.
You've received a rent proposal stating profits & loss from the Pub Company. What do you do now?
IS IT FAIR? IS IT WORTH AN INDEPENDENT REVIEW?
Whether you're an existing or a new publican, we can prepare for you a rent review response with a shadow profit & loss statement. We can prepare your case to open your rent negotiation. It does not have to be aggressive and can be very amicable, but all rent reviews and proposals should at least be followed by a fair response.

WE CAN HELP WITH YOUR PREPARATION FOR THE RENT INSPECTION MEETING
Prior to the receipt of the rent proposal, you should have a rent inspection meeting. This is usually 9 months before the rent review date and is held by your Regional Manager / Business Development Manager and sometimes attended by an Estate Manager. It is the time the Pub Company inspects the property, collects information about your pub and its trading circumstances. BUT, this is also your opportunity to put forward any factors that you believe should be considered before they construct a new rent model.
DO YOU NEED AN INDEPENDENT ADVISOR OR MENTOR?
Sometimes you just need an advisor not linked to the Pub Company to ask the right questions and take a fresh look at your business. Sometimes you need to check your strategy and plan with someone independent. You may just need a mentor to check your thinking. Talk to Paul Hirst about the proposal and take in a fresh new perspective.
